Fees and Costs

Our fees for acting on a sale of a property vary. We state the range and costs below (all excluding VAT) that is likely to be charged in various types of straightforward transactions and provide examples of some of the factors that may result in a fee at the higher or lower end of the range or in the stated range.

Assumes registered freehold title of whole with no title defects.
Disbursements and Costs Recoveries:

  • Land Registry copy title and documents charged at £7 plus vat per document.
  • Additional fees, such as estate agency, management company, ground rent / service charge,  lender fees to redeem mortgages as applicable.
  • Banking Administration Fee charged by us £40 plus vat.

Purchase

Fees and Costs

Fees for acting on a purchase of a property vary depending on the nature of the property and whether you will or will not require finance.  We state the range and costs below (all excluding VAT) that is likely to be charged in various types of straightforward transactions and provide examples of some of the factors that may result in a fee at the higher or lower end of the range or in the stated range.

Over £1m – £5m £5,000 – £12,500
Assumes registered freehold title of whole with no title defects.
Disbursements and Costs Recoveries:

  • Land Registry copy title and documents, search fees all charged at £7 plus vat per document.
  • Banking Administration Fee charges by us £40 plus vat.
  • Stamp Duty Land Tax (SDLT), please see online HMLR guidance notes and calculators for initial indicative costs. Depending on your circumstances exemptions, reliefs or surcharges may be applicable which require additional advice.
  • Search Fees – for the average property allow £350 plus vat. This would include Local Search, Water and Drainage and desktop Environment Search. We may recommend optional additional searches given the property.
  • HM Land Registry Fees can be calculated on the HM Land Registry portal, and we will provide confirmation on instruction.
Additional Costs or factors that can make a transaction more complex:

  • If you are purchasing a new build property there may be additional fees, for example: dealing with snagging defects; new services connections; delayed. completion and home buyer’s warranties;
  • If you are purchasing a property that requires a deed of covenant to be entered into with a third party;
  • Title defects that require indemnity title;
  • If you require a declaration of trust
  • If you are using funds gifted by a third party
  • Consents from third parties;
  • Specific non-standard terms that need to be documented, for example, overage arrangements.
  • On mortgages, whether we can act for both borrower and the lender or if separate representation required.
  • If the property is vacant or subject to tenancies.

This is not an exhaustive list and details of relevant additional costs would be provided prior to instruction.

We have extensive knowledge and experience of dealing with complex rural residential properties, farms and estates which often involve multiple titles,  transfer of part of titles and include non-residential elements . Such properties can also involve legal and practical issues such as private water / drainage supplies, overage and clawback rights and shooting rights.

Re-finance

Fees and Costs

Our fees for acting on a sale of a re-finance of a residential property will vary. We state the range and costs below (all excluding VAT) that is likely to be charged in various types of straightforward transactions and provide examples of some of the factors that may result in a fee at the higher or lower end of the range or in the stated range.

Disbursements and Costs Recoveries:

  • Land Registry copy title and documents charged at £7 plus vat per document. (Average sale requires two to three documents)
  • Banking Administration Fee charges by us £40 plus vat.
  • Search Fees – for the average property allow £350 plus vat. This would include Local Search, Water and Drainage and desktop Environment Search. We may recommend optional additional searches given the property.
  • HM Land Registry Fees can be calculated on the HM Land Registry portal, and we will provide confirmation on instruction.

We offer a variety of pricing options, including: fixed fees, traditional time spent and where appropriate we will share price risk with clients who need a more collaborative approach.

Our aim is to deliver the desired outcome for clients, with minimum delay and unnecessary complexity, and for clients to feel they have had full cost transparency through the process and who value the service we have provided to them. Our partner-led small and cohesive team means we are unlikely to be the cheapest, nor would we endeavour to be as our commitment is to service rather than competitive pricing. 

In providing detailed costs estimates for clients, we will take into account the complexity and appropriate skill level required to undertake work. We will consider the value of the transaction, importance to you and the timescale and circumstances in which the work needs to be completed.
